Ready-to-build sleepout designs under 10m² - drawn to fall inside NZ's no-consent threshold for small structures. Each one's kept simple on purpose, make it yours with your own cladding colour, deck, or fit-out. Pick a design, download the plan set, hand it to your builder, or build it yourself.
Drawn by a NZ-qualified draughtsperson.

Please confirm your wind zone before purchase. All of our designs are suitable for wind zones up to Very High.
The straightforward option, a traditional gable roof that's easy to frame and cheap to clad. Good first build if you're doing the work yourself.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →A square footprint with a low mono-pitch roofline, reads more like a studio than a shed. Suits a home-office or teenager's retreat as much as a guest bed.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →Narrower and longer, built for sites where width is tight against a boundary. Aesthetic roof line sloping to entry side of cabin.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →A steep 15.5° skillion that lifts the back wall high, for a tall, airy room with the door on the low side. The Kauri's footprint with a bolder roofline.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →A square room with big windows either side of one back corner, so the light and the view come in on two sides. French doors to the front. Made for reading, a studio or a guest room.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →Long and narrow like the Rimu, with a high window along the tall wall that brings in light and sky without the neighbours looking in. Clad in Linea weatherboards.
Shown with an illustrative deck (not included).
Full details, framing example & cutting list →A steep 28° gable with French doors in the gable end, the classic cabin look on a square footprint. Plenty of height inside under the pitch.

Designed for NZS 3604 wind zones up to Very High. Not for Extra High wind zones, lee zones, or sites that need specific engineering design.
More designs coming soon.
Compare footprint, roofline, and layout across the sleepouts and choose the one that fits your section.
A PDF plan set with floor plan, elevations, framing, bracing and details, plus a framing cutting list, ready to hand to a builder or use yourself.
Exemption conditions (boundary distance, height, site coverage) vary by council, confirm your specific site before you build.
Nothing physical gets posted. As soon as payment goes through, you're emailed a single zip file with everything you need to take to the timber yard and start building. Every design's pack contains:
The short answers. The plan sets and the info page go into more detail.
A detached, single-storey building of up to 10m² can be built without a building consent under Schedule 1 (exemption 3) of the Building Act, if it meets the conditions: floor no more than 1m above the ground, no more than 3.5m high above the floor, no plumbing, sanitary fixtures or cooking facilities, and used as a sleepout only where there is a house on the site. Every design here is drawn inside those limits. The building still has to comply with the Building Code, and your district plan rules (setbacks, site coverage) still apply - check with your council.
Your sub 10m2 cabin can go right to your property boundary in most cases.
No - sanitary fixtures, stored drinking water or cooking facilities take it outside the 10m² exemption. A self-contained unit needs a different route (a building consent, or the granny-flat exemption with licensed builders).
Yes. The 10m² exemption doesn't require a licensed builder. The plans are drawn to be built by a capable DIYer or handed to a builder: full framing, bracing, details, fixings and a cutting list for every wall.
All of our cabins are designed for NZS 3604 wind zones up to Very High. None are for Extra High wind zones, lee zones or sites that need specific engineering design. Your council or a BRANZ Maps lookup will tell you your site's wind zone - you'll be asked to confirm it before buying.
Decks, steps and landings (they depend on your site), electrical (a licensed electrician, with a Certificate of Compliance), joinery manufacture (any standard aluminium window and door supplier), and anything site-specific like engineering for poor ground.
Cladding colour, deck, fit-out and joinery supplier are yours to choose. Changes to the size, the openings or the structure mean the plans (and the bracing calculations) no longer cover what you build.
It's a digital download - as soon as payment goes through you're emailed a single zip file with the plan set PDF, the cutting list, the bracing calculations and the guides.
Leave your email and you'll hear about new designs as they're released.
